The following requirements determine your eligibility.
You can build an ADU on your property if…
Your property is in an approved zoning district.
Currently, the zoning code allows ADUs in the residential districts of RM-1, RM-2, RS-1, RS-2.

You are the homeowner and you reside on the property.
Currently owner occupancy is a city requirement for ADU additions, but this may change in the future phases of the ADU rollout.
Occupancy may be demonstrated by providing your voter or vehicle registration noting the address as your primary residence.
Your property lot is over 4,000 square feet.
This is the minimum area requirement for a ADU-approved lot.

How do I find my zoning information?
Access your property information from the New Haven Online Assessment Database. Look up your address, then scroll down to the “Land” section.
Your zoning district code is displayed in the Land Use section, beside Zone. Your property area is displayed in the Land Valuation section, beside Size (Acres). Multiply this number by 43560 to find your property’s square footage.
